Complying Development Certificate Explained

Complying development certificates are issued when proposed building projects meet certain predetermined criteria. They're basically a form of fast-tracking approval for larger-scale, frequently occurring projects, such as:

New home or building construction.

Building addition.

Demolition of an existing structure.

Commercial building alterations.

Installation of awnings or large signage.

Secondary building construction.

Commercial development.
The complying development certificate simply guarantees that a set of predetermined standards has been met. Because of this, the developer is not required to make changes to an approved design, even if neighboring entities complain.
Typically, because of the pre approved, fast-track process, this application may be approved in as little as 10 days. Applications submitted for residential areas, however, usually require more time because neighbors must be notified and permitted time to discuss the development project.
Applicants who are applying for changes to residential areas are encouraged to discuss plans with neighbors at their earliest possible convenience.
